🏠 Tenant Rights Continue Even After the Lease Ends
According to the Turkish Code of Obligations, a tenant cannot be evicted simply because the lease has expired or due to a lack of interim rent increases.

💳 Regular Payment is Essential
A tenant must pay rent regularly to the correct IBAN and keep receipts for any cash payments to avoid eviction.

📜 Eviction Commitment is Necessary for Legal Eviction
For a landlord to evict a tenant, a valid eviction commitment must exist and be signed by both spouses if applicable.

🏡 When Can a Landlord Evict a Tenant?

  • A genuine housing need must exist, based on sincere reasons.
  • If the landlord owns another property, eviction becomes more difficult.
  • If the tenant fails to pay rent for two consecutive months and has received two notary warnings, eviction is possible.
  • If the property requires major renovations or demolition, the tenant can be evicted.
  • If rent is regularly increased in line with the inflation rate (TÜFE) and a comparative rent adjustment is made in the 5th year, eviction becomes harder.

🔄 Can a Tenant Stay for 12 Years?
If the tenant does not misuse the property and the landlord does not have valid grounds for eviction, the tenant cannot be forced to leave before completing 12 years.
